Reservation Deposit

A booking deposit of £500 is made at time of confirmation of booking and is non-refundable. For Christmas and New Year bookings, this is £1000.

Good Housekeeping Bond

A good housekeeping bond of £500 is required along with final balance payment. This will be returned within 14 days of completion of rent if property is left in acceptable condition with no damages or losses. We reserve the right to charge the client for any excesses.

Reservation and Payment for accommodation

Reservations are considered confirmed only upon receipt of deposit by BACs and subject to the acceptance of reservation. The full and final balance of payment must be received eight weeks prior to arrival at the lodge. Should a reservation be made within eight weeks of the arrival date, then full payment must be paid at the time of initial reservation. Payment of deposit will be deemed as an acceptance of all the Terms and Conditions contained herein. Completing the online booking form process is a provisional booking only and bookings are not confirmed until you receive an e-mail confirmation and receipt. Failure to pay the balance of rent by the due date will be treated as cancellation and no refund will be made.

Cancellations

If any booking is cancelled, the full rental or deposit is not refundable. Cancellations should be confirmed in writing and received prior to due date.

Payment

Upon receipt and acceptance of booking and deposit, the balance must be paid eight weeks prior to the rental commencement date. There will be a 3% surcharge for bookings made with credit cards.

Cancellation and Curtailment Insurance

It is strongly recommended that appropriate insurance be taken out for all bookings.
The reservation procedure is legally binding and the cancellation charge will result in you losing any payments made, which may amount to the total cost of your holiday. It should also be noted that we will not be held responsible for the loss or damage of any personal belongings or equipment and clients are subsequently advised to ensure they take out adequate holiday insurance. If necessary, please ensure this covers such outdoor pursuits as ski-ing and snow boarding.

Length of stays

This will normally be weekly from Saturday to Saturday. Rentals begin at 4.00pm on the day of arrival and end at 10.00am on day of departure. Any delayed departure may incur
additional charges.

Damages

Accidents and damages do happen. Should you have any mishaps, please leave a note in the kitchen for the housekeeper. You will be expected to pay for any replacements. The lodge will be cleaned prior to you arrival. Please respect our property and leave it as you would expect to find it. Any additional cleaning charges received from the cleaning company will automatically be passed onto the client. All damages must be paid for and all card details will be held on file.

Restrictions on Rental

The owners reserve the right to refuse rentals or terminate a rental for improper use or
unacceptable behaviour.
Rentals will not be accepted in respect of any client under 25 years old. The property cannot be let to a third party by the Principal guest. If this is found to be the case, the Third party will have no legal rights to occupancy and be required to quit the lodge. If the party exceeds the agreed maximum occupancy, we may charge extra rental or the let may be terminated early with no refund.

Dissatisfaction

Should you be dissatisfied with the accommodation for any reason, then please contact the owners or housekeeping within 2 hours of arrival. Please also advise us of any defects or damages detected during your stay. The property may be inspected by the owners or house keeping company at any time during your rental period.

Pets

A maximum of two dogs per booking.

Linen

Bed linen and towels are provided but we recommend brining extra towels for the swimming pool.

Cot and High Chair

We will supply one cot and high chair free of charge as long as they are pre-booked.

Liability and responsibility

The owners cannot be held responsible or accept any liability for loss, damage or injury sustained whilst on our property.

Exclusion of the Rent Act

The contract effected on confirmation of reservation relates to a holiday let only and is therefore not an assured tenancy in terms of Housing (Scotland) Act 1988. This confers on the client the right to occupy the property for the period agreed for holiday purposes only in terms of Schedule 4 Section of the aforementioned act.

Adverse Travel Conditions

In the event of road closure due to adverse weather conditions or any form of 3rd party Industrial action, the owners cannot be held responsible for non-arrival of clients and no refunds will be given.

Utilities

Please be aware you are coming to the Highlands. Any failure of utility services, eg electricity, water, waste water services, TV signal, wi-fi, refuse collection, oil delivery etc by third party suppliers is totally beyond the control of the lodge owners and subsequently we cannot be held responsible and no refunds will be given.

Smoking

Smoking is not allowed on the premises.

Candles

Due to the high fire risk, candles are not allowed on the premises

Lost Property

A minimum of £10 administration fee will be charged plus the cost of packing and postage for the return of items left in the lodge.

Swimming Pool

Prior to your arrival, you will be required to sign a Swimming Pool and Spa disclaimer form or submit online. This must be received by the owners prior to use of the facilities. The party who signs the form will hold responsibility for the use of the pool and spa during their stay. The spa will be drained and cleaned prior to your stay. For health and safe reasons, the swimming pool and spa will be checked on a regular basis throughout your stay. If the water in the spa needs to be changed again, the spa will be inoperable for up to 48 hours. Children should never be left unsupervised in the pool area.

Acts of God

Please be aware that we do not accept liability, contractually or otherwise, for events which are totally beyond our control, eg damage of property or injury due to flood, fire, earthquake, or storms.

Terms and Conditions

We reserve the right to change or amend these terms and conditions at any time. We also reserve the right to change or amend the specifications of Moray Lodge. Any changes will be posted on our website.
